FERNWOOD COMMERCIAL PARK - BUILDING #3 The proposed BUILDING #3 at the FERNWOOD COMMERCIAL PARK will have an overall square footage of 16,800 (60 deep X 280 long). This is the third and final building in this Commercial Park. This building, like the first two buildings, will be comprised of individual Commercial Condominium Units of 2,100 each (or equivalent combinations). Unlike the first two buildings that were built from block, this building will build utilizing high grade US steel as its main structure. The passage doors, overhead doors, windows, awnings, gutters, offices, floors, hvac, insulation and exterior trim and stucco facade will be identical to the first two buildings. The main frame/structure is being engineered, built, and installed by a highly rated company out of Lancaster, PA. The actual drawings/blueprints will not be finalized and completed until at least 50% of the building is under contract. The actual construction should only take approximately 6-7 months once started. All approvals, utilities, site work, footings and foundation are in place. The current prints from buildings #1 and #2 show the actual building sizes, layouts, etc. As a pre-construction buyer, if you are not 100% satisfied with the completed building you will not be under any obligation to complete the transaction and will be entitled to a 100% refund of your deposit money.
